Problems that follow the garage type

Detached rear garages are unheated and uninsulated, so the hardware inside cycles through the full outdoor temperature range every year. Steel contracts in cold weather and grease stiffens, which is why a door that has been fine all summer can start straining on the first hard freeze. It is rarely a new fault — it is an existing one becoming visible.

Older single-width doors in this part of Queens are often still on extension springs running alongside the horizontal tracks. Two things matter with those. First, whether safety cables are threaded through the springs to contain a break; older installations sometimes do not have them. Second, that a break on one side leaves the door lifting crooked, which then binds the rollers in the track.

Two-family homes are common here, and a shared or converted garage sees far more use than a single household would generate. Spring life is measured in cycles rather than years, so a door opening eight or ten times a day reaches the end of its spring life in roughly half the time.
