Older single-width doors are more likely to run extension springs along the side tracks rather than a torsion bar above the opening. Those should have safety cables threaded through them to contain a break; a technician checks whether yours do, because older installations sometimes do not.
Two-family homes and shared garages generate far more door cycles than a single household. Spring life is consumed by cycles rather than years, so heavier use brings the end of spring life forward proportionally.
