Why flooding matters here specifically

Valley Stream’s low-lying geography and its history of flooding are well documented locally, and FEMA extended the high-risk flood zone across much of the village’s south side in 2009. Valley Stream Brook runs through the village, and properties near it carry the highest risk. Nassau County as a whole experiences river, coastal and inland flooding.

What is safe to check, and when to stop

If the door looks level, the springs above the opening are intact, and the cables at each side look sound, a few checks are safe: clear anything sitting in the photo-eye beam near the floor, wipe both sensor lenses, and try the wall button rather than the remote to see whether the problem is the control or the door.

Stop if any of these apply. The door is sitting crooked, a torsion spring shows a visible gap in the coil, a cable looks slack or frayed, or the door has come out of its track. In those conditions the door is not stable. Do not operate the opener, do not try to move the door by hand, keep people and vehicles clear of the opening, and arrange service.

Repair or replace

Springs, cables, drums, rollers, hinges, brackets and openers are all individually replaceable, and hardware failure on a sound door is routine repair work. Replacement starts to make more sense when the panels themselves have gone — rust perforation along the bottom section, cracked or impact-distorted sections, or a door so out of square that it will no longer seal.
