Why coastal exposure matters here
Almost nowhere in Port Washington is far from salt water. The components that fail first on a garage door are steel and under constant load — torsion springs, lift cables, cable drums, hinges, rollers and track brackets — and salt air shortens the life of all of them.
The practical result is that hardware here often wears out before the door panels do. We regularly see doors in good cosmetic condition with cables showing rust and fraying at the drum, or springs that have corroded to the point of failing well short of their rated cycle count.

Slowing corrosion down
Salt exposure cannot be eliminated on a peninsula, but the rate can be reduced. Keeping rollers, hinges and the torsion shaft bearings properly lubricated with a product intended for garage door hardware — not a general penetrating spray — keeps moisture off the bearing surfaces. Rinsing accumulated salt film off hardware occasionally does more good than it sounds like it should.
What does not help is lubricating the track itself. The rollers are meant to roll along a dry track; grease there collects grit and accelerates wear rather than reducing it.
Repair or replace on a coastal property
Hardware failure is almost always a repair. Springs, cables, drums, rollers, hinges and brackets are all individually replaceable, and replacing corroded hardware on a sound door is routine work.
Replacement becomes the better option when the panels themselves have gone — rust perforation along the bottom section is the usual sign, since that is the part sitting closest to standing water and road salt. A door with sound panels and corroded hardware is a repair; a door with rusted-through panels is not.
